NORTH LAKE AREA
For those who want a quick commute to the Dallas metroplex, the Northwest side of the lake, Kemp is definitely an area to consider. When the lake is not a full level, there are pathways to get to open water as well as some spectacular water views.
Kemp is on State highways 175 and 274 and Farm roads 1895 and 1391 near Cedar Creek Reservoir. Kemp is eight miles southeast of Kaufman in southeastern Kaufman County.
In 1965 Cedar Creek Reservoir was completed just south of the city proper. Much of the land around town is still devoted to cattle production. It's at the gateway from Dallas to Cedar Creek Lake.
Waterfront neighborhoods to consider:
Beacon Hill is a gated luxury home waterfront community with 180 degree views of Cedar Creek Lake. The have a private marina club, AquaLounge, and an iconic beacon that summons you home after a long day on the lake.
Cedar Creek Country Club is located only one hour away from downtown Dallas. It is easily accessible from Highway 175 in Kemp. It features an 18-hole golf course, boat launch, swimming pool, tennis courts, and club house with activities plus a dining room open six days a week. They offer several different membership packages from a social membership to a charter membership. There are many different styles of homes in the area - golf course homes, waterfront and off-water.
Cedar Creek Landing is the newest development on the northeast side of Cedar Creek Lake with approximately 170 total homesites. Its adjacent to Cedar Creek County Club. You'll enjoy beautiful sunsets from the open water and water view lots. Amenities include a gated entrance, community boat ramp, boat slips and clubhouse with exercise facility, lounge and infinity edge pool. Edgewater is a new gated waterfront community located on Cedar Creek Lake, just 45 minutes from Dallas. Open water, treed lots, underground utilities and a community pavilion are amenities enjoyed in Edgewater. Min sq ft for waterfront lots is 1800 sf and non-waterfront 1,400 sf.
Lighthouse Landing is just south of Kemp in Mabank off of highway 175. This a gated luxury waterfront home community.
Oakmont - Newer gated community with estate size lots located between Kemp and Mabank off US175.
EAST LAKE AREA
The eastern side of CCL is the hub of activity for the area with a variety of shopping and restaurants. Hwy 175 is the main highway used to commute. Some of the small towns include Eustace, Enchanted Oaks, Payne Springs, Mabank & Gun Barrel City.

505 Ranch Club - 56 lot ranch-style waterfront community in Mabank with owners lodge, infinity pool, firepit, sandy lakeshore, guest cottages, campsites and concierge services with equestian facilities.
Arbolado - One of the original communities in Gun Barrel City. Channel views and open water.
Baywood Estates - Located in Payne Springs area with waterfront POA Park & Boat Launch
Bushwhacker - Quaint established waterfront community located in Payne Springs area near The Pinnacle. POA has clubhouse and boat launch. Some new construction as well. Bring your golf cart for cruising the neighborhhood!
Carolyn Estates - located in the Payne Springs area. Gated waterfront community with private boat launch and park.
Eastwood Island - conveniently located in Gun Barrel City near plenty of shopping and restaurants.
Enchanted Isles - luxury neighborhood on a Peninsula in Enchanted Oaks with gated access. Amazing views from every direction and waterfront homes outlining the peninsula.
Enchanted Oaks - Is it's own incorporated city . Very desirable area with neighborhood pool, playground, library and two boat ramps. Boasts open water, channels, and coves.
Enclave- Newer custom home neighborhood in Payne Springs area near Bushwhacker. Channel and open water.
Harbor Light Villas - New gated waterfront community in Gun Barrel City. Beautiful open water views and floating marina with deep dockable water. Salt water pool.
Harbor Point - Large subdivision located in Gun Barrel City with a mix of off-water, waterfront, new construction and existing homes. Harbor Point POA Park offers members a swimming area, a fishing pier, a covered pavilion, playground, basketball goal and covered picnic tables.
Lakeview Acres - Located in Gun Barrel City
Leisureland - Located in Payne Springs. This is a nice neighborhood with custom offwater and waterfront homes and a community boat launch.
Loon Bay - Located in Gun Barrel City near the bridge. Open water and channel. There are two area property owners parks and a community boat launch.
Mantle Manors - Located in Gun Barrel City. Was promoted by Mickey Mantle back in the day. Voluntary POA with small park and boat launch.
Marina Cove - Located in Gun Barrel City. Nice custom homes with wide channel views and no boat launch.
Pinnacle Club - Located in Payne Springs. Exclusive gated golf community with newer custom homes located in Payne Springs area. 18-hole golf course, tennis courts, swimming pool, workout room, pavilion, clubhouse with dining. Golfing open to the public. Waterfront and offwater homes. Mandatory POA.
Sherwood - Located in Gun Barrel City area. Gated POA park and boat launch. Channel & Open water views.
Spanish Shores - Located in Gun Barrel City. Small established gated community with small park and boat launch. Mandatory POA
Spillview Estates - Located in Payne Springs. Amazing sunsets on open water. Open water, protected water and channel water views.
Wood Canyon Waters - Located in Payne Springs. Voluntary POA & boat launch. Custom offwater and waterfront homes. Open water views and cove views.
WEST LAKE AREA
West Cedar Creek Lake encompasses Seven Points, Tool and Trinidad.
Waterfront neighborhoods to consider:
Arrowwood Waters - Located in Trinidad. Fantastic open water views and channel views. Lots of trees in the area.
Beachwood Estates- Located in Trinidad. Gated subdivision with community center, park, tennis courts and swimming pool and boat launch. The water views are Open water, cove and channel views.
Brentwood Estates - Exclusive gated community with POA park gives lake access – boat ramp, pavilion, swimming. Perfect place to capture serenity. Enjoy walks, golf cart and bike rides & breezes off the lake.
Forest Shores -Small secluded waterfront community
Key Ranch Estates - Located in Trinidad. Nice community with larger lots, open water, cove and channel views. POA clubhouse and boat launch areas.
Meeks Deep Water - Located in Trinidad. Larger lots with open water and channel views.
Sunset Cove - Located in Trinidad: Named appropriately for some of the most spectacular sunsets. Open water views.

SOUTH LAKE AREA
Located mostly in the Malakoff area, these neighborhoods are closer to Highway 31 which is a main road to Athens, Tyler and Corsicana.

Bridgepoint - Gated community with newer homes with gorgeous open water views.
Clearwater Bay - Open water and channel views. Boat launch, lakeside pavillion and commercial kitchen.

Point La Vista - Park, pool and boat launch. Water views are open, cove and channel views. Larger lots and lots of trees.
Star Harbor -Southern most penisula with 9-hole golf course, open water views, cove and channel. Incorporated city with their own water, police and fire department.
